Q: What kind of land do you have available?

A: We specialize in land that is vacant and undeveloped. and most of our property is completely raw,(i.e. no sewer, water, power, etc.).
Some of our property may have service (i.e. sewer, water, power, etc.) We offer both since different investors want different things.
We’ll let you know what is available with each property. We urge you to do your own diligence on each property.
Q: Why are the properties discounted so much on this site?
Why wouldn’t you just keep the best deals for yourself?
A: Our business model is to buy with cash, at unbelievably low prices, and keep our inventory turning.
The only way to guarantee a quick sale is to truly have the best prices. We are not interested in accumulating land.
You’ll find land investment properties on this site are typically discounted 20% to 70% because of our proprietary
marketing systems that get in touch with landowners who no longer want their property.
We deal with people that want to sell for multiple reasons. Some are retiring or inherited the property and don’t care about it,
some are tired of paying taxes, many simply no longer want or need the land. We help solve their problem by buying their land quickly for cash…

Q: Can I re-sell a property I buy from your Company?
A: Yes, most of our business is done with other wholesalers… Many re-sell properties they bought from us on terms.
Q: How are the properties on this site different from ones I’d find on the MLS?
A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS.
These are properties that agents don’t want to list because the commissions are minimal. The MLS is the “Multiple Listing Service” is a website that real estate agents use to list
properties for sale.  We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it with an agent on the MLS.
Q: I don’t see an address for the property, how do I find it?
A: Every property has the coordinates listed in the ad, use these coordinates like an address by entering them into Google Maps,
or Google Earth, it will drop a pin right on the property! This will allow you to do your own due diligence.
Q: Are Mineral rights included?
Mineral rights are not included unless otherwise noted in the specific property ad. The majority of the Counties we buy in were geologically
processed years ago and found nothing of any real value. Mineral rights have never been an issue with any of the properties we have sold.
Q: Are you an agent that lists land for sale?
A: Another great question… No, so there are no agent or broker fees. We buy with cash to get the best possible prices.
We sell our own properties that we have under contract.
Q: Can I use bank financing to buy these properties?
A: We work with investors who buy in many different ways. Our business model is based on closing deals quickly, so most of our clients pay cash. However,
if you are pre-approved with a bank and can close quickly… we’ll consider all offers.
Q: Do you charge any fees?
A: We one fee … $ 190.00 document prep fee. We close most deals under $5,000 ourselves which saves both sides hundreds in Title Company “closing fees”.
If the buyer wants to close at a title company and pay the fee, it’s okay with us. We purchase properties at win-win price. We buy the property with our own funds at a steep discount.

Q: What are the taxes?
A: We post the taxes on the listing. All back taxes will be paid by us unless you want to pay them later,(in land sales, taxes follow the property, not the owner).
In other words you can pay the taxes later and we will discount the property to cover the current delinquent amount plus a bonus, it saves us time… Again, whatever you feel comfortable with…
Q: Can I build or put an RV or Tiny House on the land?
A; We hope so, but we always recommend you check with the planning and zoning department of the particular County you are interested in…
Q: Do you offer title insurance?
A: Yes, it is available, if the buyer pays for it. Many of our properties are so inexpensive it would add significantly to cost of the property.
Most counties have their records on line now and it is much simpler to do a title search than days of old. Just about anyone can research a title.
When you buy land without a mortgage you don’t have to pay outrageous insurance rates the title insurance companies charge.

 Q: I see a different name on the County records/or G.I.S. , why is that?
A: Most county recorder’s/ or G.I.S. sites are under no time constraints to update their records. We post these properties for sale as soon as we pay for them and the deed changes hands
Q: Do you use an Escrow Company to close?
A: If you feel the need for an escrow close we will split the cost. But keep in mind recording a deed & paying for the property is a very simple process.
This is something we do all the time and we would rather save both sides the added cost. We also understand there is added peace of mind so we will do what works best for you.
Q: How does the sale process work?
On cash purchases, you tell us how you want the deed titled, and the mailing address you want for the deed and taxes.
When the property is paid in full, Heartwood land will prepare, sign, and notarize a high quality deed to officially transfer ownership to you.
We will then send the deed to you to be registered at the county recorders office .
When you receive your deed, you will not need to sign it. You simply call the deed recorder’s office of the county the property is in so they know to
whom the property belongs and where to send the tax bill.
